The Floor Problems We Fix

Tired of looking at this concrete?

West Michigan winters punish concrete — freeze-thaw, road salt, and snowmelt break down untreated garage floors and basements fast. Here’s what we protect across the metro every week.

Cracked, oil-stained garage floors

Years of vehicles, oil, and freeze-thaw cycles destroy raw concrete. We diamond-grind, repair the damage, and coat with a polyaspartic system that hides the past.

Slick, dangerous pool decks

Pool decks and patios shouldn’t be a fall risk. Our textured polyaspartic coatings add grip without making the surface look industrial.

Peeling DIY epoxy

Big-box kits fail in 2–3 years. We grind the failed coating off, repair the slab, and install a professional system that’s still flawless in year 10.

Chemical & oil damage

Brake fluid, gas, solvents, kitchen grease all eat unprotected concrete. Our coatings resist what your floor actually has to live with.

Our story

Built on two generations of concrete craft.

Flooring & Epoxy Coat Pro was built by people who grew up in the concrete trade — who learned to read a slab the way most people learn to read a book.

We founded Flooring & Epoxy Coat Pro in 2008 on one idea: the durability of industrial coatings shouldn’t mean ugly floors. Eighteen years later, that’s still the standard every installer is trained to hit.

“Most floors that fail, fail because of prep. So we don’t shortcut prep. Ever.”

We pick the materials, set the install standard, and review every project’s spec and completed work. Our trained crews execute it on every Grand Rapids job, from garages in Kentwood to warehouses in Walker to restaurant kitchens in Downtown Rockford.

Frequently asked

Questions, plainly answered.

A professionally-installed polyaspartic floor lasts 20+ years in a residential garage and 10+ years in heavy commercial use. The single biggest factor is prep: diamond-grinding to the substrate is the only prep that actually bonds. Acid-etch and roll-on systems delaminate in 2–3 years.
One fixed quote, in writing, after a free walkthrough. We never add costs mid-project. Residential garages typically run $2,800–$8,500 depending on size, prep needs, and finish selection. We’ll quote your specific space in 24 hours. No obligation.
Yes, in most cases. During the walkthrough we assess the slab condition, identify cracks and pitting, and quote the repair work as part of the fixed price. We’ve coated 80-year-old slabs that look brand new today.
Polyaspartic systems are more flexible, UV-stable, cure faster, and last longer than traditional epoxy. They handle Grand Rapids sun without yellowing, install in one day instead of three, and resist the chemicals (oil, brake fluid, grease) that destroy unprotected concrete. The chemistry is just better.
Most residential garages and patios are completed in a single workday. You walk on it the next morning and drive on it 48 hours later. Larger commercial projects take longer, but we always finish on the day we said we would.
Dozens of solid colors, flake blends, and metallic finishes. We bring physical samples to your walkthrough so you can hold them in the light of your actual space. Custom color match available for designer projects.
Lifetime workmanship warranty on every install. If our work fails (delamination, peeling, or bond failure from our prep), we come back, grind it out, and re-coat it free of charge. Eighteen years in, that’s how we built the business.

Grand Rapids floor questions

Common questions from Grand Rapids homeowners

How long does a garage floor coating take in Grand Rapids?

Most Grand Rapids garages are prepped, coated, and topcoated in a single day. You can usually park on the floor again within 24 to 48 hours.

Epoxy or polyaspartic — which is better for Grand Rapids?

It depends on your slab and how you use the space. Polyaspartic cures fast and handles UV and temperature swings well; epoxy builds a thick, high-adhesion base. We spec the system to harsh lake-effect winters, severe freeze-thaw, and heavy road salt, not a one-size catalog.

How much does a coated floor cost?

Most residential garages fall in a predictable per-square-foot range that depends on size, slab condition, and the system you choose. See our pricing page for Grand Rapids ranges, then get a firm quote with no surprises.

How long will the floor last?

A properly prepped and correctly spec’d floor lasts many years. Our prep is mechanical diamond grinding, not acid etching, and that is the single biggest factor in how long a coating stays bonded.

Do you serve my area around Grand Rapids?
